Problemformulering: Hur tillämpar kommunala fastighetsbolag reala optioner i investeringsbeslut för att främja flexibilitet och hantera osäkerhet i beslutsprocessen?

Syfte: Syftet med uppsatsen är att få en förståelse för hur reala optioner tillämpas i beslutsprocessen för att främja flexibilitet vid miljonprogrammets renoveringar och dess hållbarhetsomställning i kommunala fastighetsbolag i Sverige.

Metod: Studien utgår från en kvalitativ forskningsmetodik med en abduktiv ansats. Datainsamlingen har utförts med semistrukturerade intervjuer, där respondenterna representerat nio kommunala fastighetsbolag. Samtliga företag är medlemmar i Sveriges Allmännytta. Det empiriska materialet har ställts mot teoretiskt material, som utgår från tidigare forskning och litteratur, för att analyseras i en tematisk analys.

Slutsats: Studien visar att företagen tillämpar arbetssätt som liknar reala optioner för att minska osäkerhet och skapa flexibilitet, även då respondenterna var omedvetna om begreppet. Arbetet med samverkansentreprenader, etappindelning, avhoppsklauser, pilotprojekt och väntan på subventioner kopplas till optionen att investera stegvis, optionen att expandera, optionen att överge projektet samt tidsmässig option. En tillämpning av Fjertorps modell skapar utrymme för att medvetet integrera reala optioner i beslutsprocessen.

Title: Flexibility in investment decisions: Municipal real estate companies’ use of real options

Research Questions: How do municipal real estate companies apply real options in investment decisions to promote flexibility and manage uncertainty in the decision-making process?

Purpose: The purpose of this thesis is to gain an understanding of how real options are applied in the decision-making process to promote flexibility in the renovation of the Million Programme housing and its sustainability transition within municipal housing companies in Sweden.

Method: The study is based on a qualitative research methodology with a abductive approach. Data collection has been carried out through semi-structured interviews, where the respondents represented nine municipal real estate companies, all of which are members of Sveriges Allmännytta. The empirical material has been compared with theoretical material, derived from previous research and literature, in order to analyze the material through a thematic analysis.

Conclusion: The study shows that companies apply approaches similar to real options to reduce uncertainty and create flexibility, even though the respondents were unaware of the concept. Practices such as collaborative contracting, phased development, exit clauses, pilot projects, and waiting for subsidies are linked to the options to invest incrementally, to expand, to abandon the project, and to defer investment. Applying Fjertorp's model provides a framework for consciously integrating real options into the decision-making process.
