Abstract [sv]

Syftet med denna kandidatuppsats är att beskriva hur svenska noterade fastighetsbolag arbetar med finansiell riskhantering och hur den kopplas till kapitalstrukturen. Studien utgår från en abduktiv ansats och bygger på kvalitativa intervjuer med 20 svenska noterade fastighetsbolag. Intervjuerna har analyserats och jämförts med relevant teori och tidigare forskning. Uppsatsen inkluderar också teoretisk referensram som presenterar de teorier och tidigare forskning som ligger till grund för arbetet. Här tas teorier om finansiell risk, riskhantering och kapitalstruktur upp.

Resultaten visar att samtliga bolag kontinuerligt identifierar och utvärderar finansiella risker, där refinansieringsrisk och ränterisk framträder som särskilt viktiga. Vanliga riskhanteringsstrategier för att hantera dessa risker inkluderar diversifierade finansieringskällor, användning av finansiella instrument, en optimerad förfallostruktur och en anpassad utdelningspolicy.

Studien visar vidare att dessa riskhanteringsstrategier har ett tydligt samband med bolagens kapitalstruktur. Bolagen tenderar att följa pecking order-teorin, där intern finansiering och banklån prioriteras framför nyemissioner. En flexibel syn på skuldsättningsgraden, en anpassad utdelningspolicy och aktiv hantering av förfallostrukturen är också viktiga faktorer som påverkar kapitalstrukturens utformning.

Abstract [en]

The purpose of this bachelor’s thesis is to describe how real estate companies listed on the Swedish stock exchange, work with financial risk management and how it is linked to the capital structure. The study is based on an abductive approach and is based on a qualitative interview with 20 listed Swedish real estate companies. The interviews have been analyzed with relevant theories and previous research. This paper also includes a theoretical framework that presents the key theories and previous literature that lay the foundation for the study, focusing on financial risk, risk management, and capital structure.

The results show that all companies continuously identify and assess financial risks, with the refinancing risk and interest rate risk emerging as particularly important. Common risk management strategies include diversified sources of financing, the use of financial instruments, optimized maturity structures, and adapted dividend policies.

Furthermore, the study shows a clear connection between the risk management strategies and the company's capital structure. The companies tend to follow the pecking order theory, prioritizing internal financing and bank loans over new equity issues. A flexible view on leverage, an adapted dividend policy, and active management of the maturity structure are also important factors influencing the allocation within the capital structure.
