Abstract [en]

AbstractTitle: The role of climate calculations in the new construction of real estate - An investigation of usage and influence in the decision-making process of a municipal property company

Subject: Bachelor Thesis in Business Administration, 15 credits

Authors: Jonatan Eriksson & Victor Johansson

Supervisor: Jan-Olof Eriksson

Examiner: Savvas Papadopoulos

Date: 2024-05-21

Keywords: Decision-making process, climate calculations, limited rationality, uncertainty in data

Problem: How are climate calculations used in new construction and what influence do they have in the decision-making process?

Purpose: The purpose of the thesis is to understand the use of climate calculations in the new construction of real estate in a medium-sized municipal housing company. The thesis also aims to examine the influence of climate calculations in the decision-making process.

Method: To answer the research question and achieve the purpose of the study, a qualitative study with an abductive research approach was conducted. The collection of empirical data in this study was done through qualitative interviews with various respondents at a municipal property company. The respondents are involved in working with climate calculations and the decision-making process in new construction of properties.

Results: The study's results show that climate calculations have limited influence in the decision-making process. The study reveals that this is primarily due to the uncertainty in the data and the return requirements from the owners. Climate calculations are used as a basis in the decision-making process but in a stripped-down manner, where the focus is on individual building products. The study also shows that the decision-making process in new construction is characterized by limited rationality.
