Sammanfattning

Titel: Riskhantering inom fastighetsbolag

Bakgrund: Fastighetsbolag utsätts precis som alla andra företag för risker. I fastighetsbolag ligger en stor del av risken i form av fastighetstillgångar som kräver förvaltning, underhåll och riskplanering men även i att bolagen är högt belånade. De mest aktuella riskerna för fastighetsbolagen är risker kopplade till den ökade inflationen som ses i samhället idag. Konsekvenserna av detta har blivit ökade räntekostnader och ökade energikostnader som fastighetsbolag behöver anpassa och förhålla sig till.

Frågeställning:        

  • Hur resonerar fastighetsbolag angående riskhantering och hur kopplas det till budgetering?

Syfte: Syftet med uppsatsen är att förklara och beskriva hur riskhantering tillämpas inom fastighetsbolag och hur det kan kopplas till budgetering. 

Metod: Metoden som tillämpats har bestått av en jämförelse mellan insamlad teori och insamlad empirisk data från fem kvalitativa intervjuer. De kvalitativa intervjuerna bestod av intervjuer med ekonomiansvariga eller VD:n i olika fastighetsbolag, där datan sedan analyserades kring hur bolagen resonerar angående riskhantering. Studien har därav genomförts med en deduktiv forskningsansats med egenskaper av en induktiv forskningsansats. 

Slutsats: Genom en analysering av den insamlade empiriska data och teorin, har slutsatsen dragits att fastighetsbolag tillämpar riskhantering med koppling till budgetering genom att hålla sig uppdaterad i omvärlden. Detta i form av att hålla sig uppdaterad kring inflationen, olika räntesatser och förbrukningskostnader för att budgetera enligt dessa uppgifter. När fastighetsbolag har tillgång till den senaste informationen har de större möjlighet till att bedöma risker korrekt, samtidigt som en passande riskåtgärd kan tillämpas.

Abstract

Title: Risk management in real estate firms

Background: Real estate companies, like all other companies, are exposed to risks. In real estate companies, a large part of the risk lies with the real estate assets that require management, maintenance and risk planning, but also in the fact that the companies are highly leveraged. The most current risks for real estate companies are risks linked to the increased inflation seen in society today. The consequences of this have been increased interest costs and increased energy costs that real estate companies need to adapt and relate to.

Research question:

How does real estate companies reason regarding risk management and how is it linked to budgeting?

Purpose: The purpose of this study is to explain and describe how risk management is applied within real estate companies and how it can be linked to budgeting.

Method: The method applied has consisted of a comparison between collected theory and collected empirical data from five qualitative interviews. The qualitative interviews consisted of interviews with the finance manager or CEO of various real estate companies, where the data was analyzed of how the companies reason concerning risk management. The study has therefore been carried out with a deductive research approach with attributes of an inductive research approach.

Conclusion: Through an analysis of the collected empirical data and theory, it has been concluded that real estate firms apply risk management when budgeting by staying up to date with the outside world. They do this by keeping up to date with inflation, different interest rates and consumption costs in order to budget according to the data. When real estate companies have access to the latest information, they have a greater opportunity to assess risks correctly, while an appropriate risk measure also can be applied.
