Abstract [en]
There is no consensus in the research on whether ecologically sustainable properties are economically favorable for real estate companies. Environmental investments and ecologically sustainable properties are often associated with high costs in relation to the return. Due to this, there is a perception that environmental investments are not financially sustainable. A too long time horizon between the initial environmental investments and the visibility of the economic return complicates the incentives for ecological sustainability. Other researchers, on the other hand, say that the notion that environmental investments are not financially sustainable is a flawed notion. In the long term, ecological sustainability work can contribute to cost minimization and increased productivity of employees. Other indirect benefits are, for example, reputation and the ability to retain a loyal workforce and prepare for future possible austerity measures. In light of this ambiguity, essays are intended to examine whether real estate companies consider it economically advantageous to conduct ecological sustainability work for commercial properties. After conducting interviews with real estate companies, the essay authors were able to state that the financial attitude towards ecological sustainability work is positive. The real estate companies take a long-term perspective when assessing the consequences of green investments.
In addition to previous research in the subject, the theoretical focus focuses on institutional logic that addresses decisive factors in decision-making regarding investments that can harmonize or collide in different situations. The theory becomes relevant to the thesis 'subject area when it comes to the real estate companies' willingness to behave ecologically sustainable and at the same time achieve financial stability.
